Quick answer

Drywall ghost policyGeorgia · NCCI 5445 · online quoteA Georgia drywall ghost policy is a minimum-premium workers comp policy for a hanger or finisher who works alone or uses only insured subs. Drywall is usually rated under NCCI 5445, and owner-only quotes can often be done online. It satisfies the certificate request from GCs and builders, but it does not cover the owner.

§ 02

Georgia basics

A ghost policy is a minimum-premium workers comp policy for a business with no employees, where the owners are excluded from coverage. It gives you a valid certificate, but it covers no one. It usually fits if you work alone, your owners exclude themselves on Form WC-10, and any subs carry their own workers comp. It does not fit if you have employees or uninsured 1099 workers, or if you want coverage for your own injuries.

The Georgia ruleGeorgia requires workers comp once a business regularly employs three or more people, part time or full time. Georgia does not issue a state exemption certificate. Owner elections are filed with the insurer on Form WC-10, so GCs and permit offices ask for a policy certificate instead (State Board of Workers' Compensation).

§ 03

Drywall ghost policies

Commercial and new construction jobs usually require a workers comp certificate before drywall crews start. Owner-operator hangers and finishers are a common ghost policy fit.

Class code

Drywall is usually rated under NCCI code 5445, Wallboard Installation Within Buildings. Your carrier assigns the final code based on the work you do.

Piece-rate helpers

Hangers and tapers are often paid by the board or the square foot. If they don't carry their own workers comp, the carrier can charge that pay to your policy at audit. A ghost policy only fits if you work alone or every sub has their own certificate.

You are not covered

A ghost policy excludes the owner, so it pays nothing if you are hurt on a lift or ladder. Ask us about options that cover you too.

General liability is separateMost GCs also want a general liability certificate. Quinn Alliance quotes contractor general liability for Georgia drywall businesses. Call (470) 648-6767.

§ 04

Who asks for your certificate

01Commercial GCs on build-outs, offices, and retail, usually before you can badge onto the site.
02Home builders scheduling hang, tape, and finish between rough-in and paint.
03Drywall subcontractors who sub out finishing or texture to you.
04Restoration companies rebuilding after water or fire losses.
Before you bindAsk whether they need to be the certificate holder or need a waiver of subrogation before you bind. Fixing it later can take days.
§ 05

Audit traps for drywall installers

TrapWhat happens
Board-count hangersPaying a hanger per board doesn't make them a sub. Without their own workers comp, that pay is treated as your payroll at audit.
Metal stud framingLight-gauge metal studs and ceiling grid can be rated differently from hanging board. If you frame, list it.
Stucco and plasterExterior stucco, EIFS, and plaster are usually separate codes. Taking those jobs on a drywall-only policy can lead to a reclassification.
Restoration surgesAfter storms, restoration work spikes and so does the temptation to add hands. Call us before anyone new is on your payroll.
Audit riskUninsured subs or workers found at audit can turn a minimum premium into a much larger bill. Collect a current certificate from every sub before they start work.
§ 06

Licensing and permits

Georgia lists drywall and light-gauge metal studs as traditional specialty trades, so a drywall contractor working within that trade generally does not need a residential or general contractor license (Georgia Secretary of State specialty contractor policy). Work must still meet state and local codes, and many commercial sites require a workers comp certificate before you can start.

§ 07

Example

Gwinnett County hangerA finisher in Gwinnett County tapes and floats alone on commercial build-outs. A GC requires a workers comp certificate with a waiver of subrogation before the job starts. He quotes online, we confirm the carrier can add the waiver, and the certificate goes to the GC once the policy is bound.
§ 08

How it works

STEP 1

Answer one question

Just you, workers, or subs.

STEP 2

Get your quote

Owner-only quotes online. With insured subs, we process your application.

STEP 3

Agent review

We check the class code and exclusions before binding.

STEP 4

Certificate issued

Sent to your GC or permit office once bound.

Quotes can come back quickly. Binding can take more than a day, depending on the carrier.

You'll need your legal name, FEIN, entity type, owners and ownership percentages, a short description of your work, years in business, and the certificate holder's name and address. The premium depends on your class code, the carrier's minimum premium, fees, and whether you use subs. Anyone can check a Georgia business's coverage with the State Board's online coverage verification.

§ 10

Questions

Does taping and finishing use the same code as hanging?

Usually. Hanging and finishing board inside buildings are commonly rated together under 5445, but the carrier makes the final call.

I also frame with metal studs. Does that matter?

It can. Metal stud framing may be rated differently. List it so the policy matches what you do.

Can I take stucco jobs on a drywall ghost policy?

Exterior stucco and EIFS are usually separate classes. Tell us before you take them so the policy fits.

Do commercial GCs accept a ghost policy certificate?

Most accept an active workers comp certificate in your business name. Commercial jobs often add a waiver of subrogation or specific wording.

Do I need a license to hang drywall in Georgia?

Drywall is listed as a specialty trade, so a residential or general contractor license usually isn't required for drywall work alone.

My helper only works a few days a month. Is that a problem?

Yes, if you pay them directly. Part-time pay counts at audit unless they run their own business with their own workers comp.

Does ceiling grid or acoustical tile fall under drywall?

It can be rated differently. Grid and acoustical ceilings are often their own class. List them if you install them.

Does a ghost policy cover me if I fall from a lift?

No. The owner is excluded, so the policy pays nothing for your own injuries. Ask us about options that cover you too.

How much does a ghost policy cost?

There is no single price. It depends on your class code, the carrier's minimum premium, policy and underwriting fees, and whether you use subs. You see a price only after a carrier quotes it.
